As major cities continue to develop, we face intriguing challenges regarding the preservation and adaptive reuse of significant buildings, sites, and artifacts. This poses a complex question that involves political history, architectural theory, and cultural significance. Adaptive reuse extends beyond architectural and spatial designs; it allows cities and communities to reflect, reevaluate, and reinterpret their history from different perspectives. However, unlike books and words, buildings may not withstand the test of time themselves and serve as firsthand evidence of the stories they tell. How should we question ourselves on what to preserve and demolish? How can communities be involved in the active restoration or adaptation of historic buildings?
The landmark of Piraeus, located in the heart of the largest passenger port in Europe, began construction in 1972 but remained unfinished and vacant for decades. Finally completed in 2023, after an international competition, it now stands as Greece's first green and digital skyscraper. The architectural firm PILA took on the design of the facades, while the office ASPA-KST designed the commercial spaces, and the new general architectural study was entrusted to Betaplan. After over four years of renovation, Piraeus Tower officially opened its doors to tenants and visitors on June 4th with a night of celebrations, establishing itself as a bustling hub and injecting vitality into the area.
The Massachusetts administration, under Governor Maura Healey, has unveiled a new housing-centric proposal for the controversial Boston Government Service Center designed by Paul Rudolph and opened in 1971. Previously proposed to be redeveloped by the architecture office NBBJ with offices and commercial spaces, the updated vision aims to transform the Erich Lindemann and Charles F. Hurley buildings into housing facilities as part of the state’s goal to address the housing crisis while allowing for the historic preservation of the Brutalist structure.

Housing plays a crucial role in this context, where traditional materials and construction techniques define each project's distinctiveness and integrate it into the community's social fabric. Throughout Latin America, regional identities are deeply embedded in refurbishment efforts, ranging from restoring facades and repurposing wood to reimagining the use of demolition waste. The adaptation of spaces in these projects is influenced by their unique identities and geographic conditions, rooted in social and cultural expressions.

Known for their strength and longevity, these materials make the structures ideal candidates for refurbishment, maintaining structural integrity.
RSHP’s design proposal for the Bromley-By-Bow Gasworks regeneration project has just been approved by the London Borough of Newham’s Strategic Development Committee. The 23-acre site dates back to the 1870s, housing the largest collection of Victorian gasholders worldwide, making the project one of the largest regeneration proposals in the Lower Lea Valley in London. After three years of design development, the scheme reimagines the gas holders into a mixed-use development offering new high-quality residential architecture.
In response to the Czech Republic's soaring real estate prices, architecture firm KOGAA has transformed a former storage facility in Brno into DADA Distrikt, an affordable and diverse housing development. The project's economic approach, achieved through shared funding and direct sales, bypasses extra costs associated with developers while refurbishing a part of the city’s industrial heritage, transforming it into an active urban district. The project also features sustainability measures aimed at lowering its maintenance costs, further exemplifying the intersection of affordable housing, heritage restoration, and sustainable urban living.
The project is now part of Open House Brno, a free weekend festival held annually that allows visitors to enter and explore various locations across the city and discover their stories and architectural narratives. The Holcim Foundation for Sustainable Construction announced the winners of the 2023 edition, celebrating projects that showcase innovative approaches to sustainable construction practices. For the Europe region, the Gold Prize was awarded to Husos, Elli, and Ultrazul for their project “Composition of Knowledge House.” In a video interview with the winners, they explain the details of this rehabilitation project. Developed for the Carasso Foundation headquarters, the project uses an innovative “360° co-design process” to promote inclusivity and community involvement.

The team comprised of David Kohn Architects, noA Architecten, and Asli Çiçek has won the international competition for the redesign of SMAK, the Municipal Museum of Contemporary Art in Ghent, Belgium. The project includes the reconfiguration of the museum grounds and the extension of a cluster of historic buildings in the center of the city. Established in 1999, the Stedelijk Museum voor Actuele Kunst aims to redefine its relationship with the city and to create more appropriate space for the design of its extensive contemporary art collection.
At the initiative of the Surf Ghana Collective, architects Glenn DeRoché and Jurgen Strohmayer, the co-founders of DeRoché Strohmayer, set out to transform a small waterfront plot in Busua, a surfing hotspot on Ghana’s western coast. The result is a dynamic community hub, complete with amenities for local surfers, but also providing spaces for the entire community to gather in and off-season. There is an increasing character of abandoned buildings in many African cities and Limbo Accra; a spatial design practice, roots itself in the experimentation of their repair, reuse, and transformation. The practice views these buildings as a unique architectural typology that includes key city landmarks, from the abandoned Independence house in Lagos to the incomplete airport tower in Accra, amongst others. They see them as major opportunities for modern public space and as symbolic sites for spatial justice. Through techniques such as photogrammetry, Limbo Accra has been creating a digital archive of these buildings and collaborating with artists and designers to propose new prospects for them. ArchDaily had the opportunity to speak with Dominique Petit-Frère, the co-founder of Limbo Accra, about the collective character of these buildings, Limbo Accra’s approach to their transformation, and navigating challenges in the adaptive reuse of these structures.
In the mountain valleys of China’s Fujian Province, thousands of large, rammed earth fortresses lay abandoned. Once used for both defense and collective housing, the tulou typology is an integral part of the region’s cultural heritage, with 46 of them being recognized by UNESCO as World Heritage Sites. Despite this, the rural communities surrounding them have struggled to find new roles and purposes for these buildings. Going beyond the need for conservation, architect Xu Tiantian of DnA_Design and Architecture set out to develop and adapt this heritage to reintroduce it into community life. For cities, hosting an Olympic event represents both an honor, an important opportunity for growth, and a significant challenge. With over 200 nations taking part in the Games, the Olympics are the largest sporting competition in the world. Adapting the public and sporting infrastructure to accommodate this sudden influx of people and the scale of these events runs the risk of misunderstanding the cities’ needs after the closing ceremony, often producing “white elephants” that struggle to adapt to the rhythm and necessities of everyday urban life. Urban transformations are often cited as an advantage of hosting the Olympic Games, as cities are incentivized to invest in their traffic infrastructure, housing, and public spaces. One such example is the city of Paris, which introduced its first metro line on the occasion of hosting the second edition of the Olympic Games in 1900.
When it comes to the venues, however, the issue of adaptive reuse becomes a pressing one, as the architecture is challenged to find solutions to transform, accommodating thousands of people during the Olympics, then scaling down to become a financially sustainable part of a city’s sporting offering. Across the world, several Olympic venues have managed to extend their usability after the closing of the games, opening themselves to the local communities and welcoming a more diverse programming of sports and leisure events. While the high construction costs are often difficult to justify, these venues have become markers of local identity and attractive tourist attractions, extending their use decades after welcoming the Olympic crowds.
Gustav Düsing and FAKT have just won the competition to design an adaptive reuse project in Siegen, Germany. Following Gustav Düsing’s recent win of the EU Mies Award 2024, the NAS project was developed through a comprehensive participatory process involving students, faculty, staff, and community members. The New Architecture School (NAS) is an adaptive reuse proposal transforming the former printing facility into a new type of central campus. Aspiring to act as a dynamic urban entity, the design combines academic pursuits with cultural and public spaces.
There's something quite exciting about imagining how a particular space within an existing built form can dictate its use and vice-versa, how the function of a determined space can shape the space's appearance, and the endless possibilities that this entails. This reciprocal process is a concept we often find in the works of the experimental architecture duo Davidson Rafailidis, whose projects evidence a thorough understanding of the existing form that results in a careful and thoughtful ensemble of dynamic architecture.
IE University has just announced the establishment of a new Creative Campus to be inaugurated in 2025 in Segovia, Spain. Situated within the historic Palacio de los Condes de Mansilla, this new campus will serve as an extension of the IE School of Architecture and Design. Developed to become an Innovation Hub, the project spans more than 5,000 square meters and boasts a Fab Lab, construction workshops, biomaterials, textile research laboratories, experimentation spaces, digital fabrication classrooms, and an exhibition venue. The amenities are designed for creative minds from different disciplines to collaborate, fostering a platform that provides real solutions for different challenges.
As part of the Design Doha 2024 Biennial, Glenn Adamson and Péter Tamás Nagy present the exhibition “Colors of the City: A Century of Architecture in Doha” investigating the architectural evolution of the capital of Qatar based on multiple global influences that characterize it. Running until March 30, 2024, the exhibition offers a journey through Doha's architectural history featuring various styles such as Classicism, Art Deco, and Modernism, contemplating the Qatari adaptations of these styles developed by architects from Europe, America, the Middle East, and South Asia.
