The building, designed as headquarters for Transoceanica companies, responds in its design to the implementation of a system of energy efficiency designed to reduce demand, improve the quality of work spaces, and adopt a respectful stance towards the environment. Commission and Design.

The project faced three conditions pertaining to the commission. First, the building is part of a masterplan made ​​in Germany by the planning office Krause Bohne Gmbh, which defined the occupation of the land and the use of curved shapes in plan, incorporated into a future development of other office buildings. Secondly, the energy concept, focused on HVAC and other specific fields, was developed by German office Bohne Ingenieure, with whom we did a joint effort to define design concepts to which the project had to respond architecturally to achieve the sustainability goals required. Finally, as the site is in front of the airfield Lo Castillo, it has a strict building code, forcing the development of an extension project in an area of ​​generous proportions.

Based on the parameters described above, we design a building with 3 levels of offices and 2 levels of underground parking, comprised of a main body that consists of a large, full height hall, that leads to two wings of free office plans, plus an independent body in the north area for auditorium and dining, which is connected through an outdoor marquee, thus integrated to the building and the ground. The shape is designed to optimize solar orientation, favoring natural light, ensuring exterior views from all rooms, and developing a careful treatment of facades to avoid unwanted heat gain or loss.

In the design stage, the system of energy efficiency was modeled, according to which we addressed the following ideas:

- Passive systems.

- Active systems.

- Renewable energy.

We analyzed design elements such as location, orientation, solar control systems, use of natural light, renewable materials, plant species, insulation, thus reducing energy demand before developing the design of technical systems. This is highly effective and does not involve additional costs for the project. In addition to strengthening low power consumption, it enhances the comfort of the users.

As renewable energy, geothermal energy was incorporated through the extraction of water from a well 75 meters deep, with a constant temperature of 12°C, which is used to cool air and capillaries through heat exchangers.

During the process, which ideally should have been from the beginning, it was considered to develop the project with the LEED rating system, finding good agreement between what was already done and the initiatives promoted by the rating system. We aimed for the gold category to display a known reference of good energy and environmental practices.

Transoceanica building is characterized by the use of Quiebravistas Woodscreen 85 by Hunter Douglas on its facades. A system based on aluminum support structures and wooden horizontal elements ensure adequate protection from the sun and generate a facade with great expression, interest, and material quality.
