Bishop Ranch business park is located in San Ramon, California. The large complex was originally built in 1984 and occupies 100 acres of land and accommodates 8,000 employees. The original construction was plagued with roof leaks due to poor installation and the use of incompatible metals which has led to a significant task to re-roof the buildings and rectify the issue.
The heart of the precinct is a lake-side rotunda which has been re-roofed using Morin’s MorZip copper standing seam metal roof panels. Part of the decision to use Morin’s products was the strong commitment of the business park to sustainability and energy efficiency. The original copper roofing was recycled and the new metal roof has been chosen for its ability to be recycled in the future.
The re-roofing project started in mid-2018 and was required to be completed within four months. The process began with the removal of the original copper roof and underlays. A plywood diaphragm was mechanically attached to the roof substrate and then covered with a membrane and roofing underlay. Morin MorZip copper standing seam metal roof panels were then installed. The large MorZip panels were rolled on site and formed to fit the circular roof plan of the rotunda. Morin MorZip is a single-skin wall and metal roof system that allows for a high level of design flexibility and seamless transitions between the metal roof and metal walls allowing for uniform building cladding.
