Rojkind Arquitectos + Luce Present the “Flia” Project on the Coast of Puerto Escondido, Oaxaca

Rojkind Arquitectos presents a new project located on a 2,772 m2 plot of land 90 metres from the beach in Barra Colotepec, Puerto Escondido, Oaxaca. It is a family business dedicated to eco-tourism that is described as "with solid eco-sustainable principles, integrating Oaxacan craftsmanship with modern building technologies." Titled "Flia" (an informal way used in Argentina to abbreviate "family") the project stands as a permeable element divided into 6 habitable cores, allowing ventilation, lighting and views to pass through its interior courtyards.

The complex is based on a scheme of terraces that allow maximum sunlight to reach the public areas on each of the levels. It is located on the slopes of a hill, which is intended to mimic in shape and colour, as a backdrop for the 6 villas on the ground floor and two levels that integrate stage 1 of "La Flia". The entire construction is separated from the natural terrain, evoking the stilt house architecture with its advantages of temperature regulation, maintenance, and generating a large shaded outdoor space, worthy of taking advantage of with multiple community sports, cultural and leisure activities.

The architectural program consists of 12 flats spread over two levels, a 12-suite hotel, plus a restaurant and panoramic terraces located on the two highest levels, as well as, a 50 meter long swimming pool, pool bar, yoga/fitness centre and co-working at the natural ground level. Two independent stair cores were proposed for access to the flats located at both ends of the complex and a stair core and elevator/freight elevator in the central core for access to the hotel and restaurant.

The flats of 118 m2 living space and 38 m2 terraces with jacuzzi, have 2 master suites and a living area, kitchen and dining room with sea views. The hotel suites, each of 50 sqm, have a bathroom, dressing room and terraces of 13 sqm and 25 sqm with a jacuzzi. The highest level or mezzanine houses 479 m2 of covered outdoor area comprising a large terrace with tables, meeting and reading areas, and the hotel reception, as well as 73 m2 for kitchen and services. The exposed reinforced concrete structure with terracotta tones was designed in a modular and prefabricated in situ manner. This structure contemplates indentations that will house indirect artificial lighting.

The complex is consolidated as a unit by a finishing element on the upper levels; a large palapa 55 metres long which gives drama to the spaces it houses by generating a play of shadows and indirect natural lighting, caused by the arrangement of 5 skylights which seek to interact with the sunlight in its different positions. Its design takes into account the optimal slopes of the traditional palapas, as well as the regional methods of assemblies and moorings between its structure and the palm envelope, and raises them exponentially, thus achieving a roof that is complex in its interior and exterior aesthetics, but simple in its execution, as there is a very clear hierarchy between the elements that make it up.
