Rolling Stock Yard is a new development in King’s Cross designed as a contemporary response to its industrial setting providing 57,500 sq ft of workspace for creative small to medium-sized businesses. The design concept draws on the area north of King’s Cross St Pancras, historically characterised by the machinations of transport, freight, and industry, and now an emerging creative quarter. Converging railway lines and shipping containers are referenced in the nine-storey building, expressed as a series of stacked elements with a black profiled steel structure emulating parallel railway tracks running horizontally across the facades. Within this horizontal grid, full-height glazing is softened by a layer of vertical solid oak sleepers and sinusoidal perforated metal screens to offer privacy and shade during daylight hours, and emit a diffused glow at night. At pavement level, the building animates the street with bespoke illuminated entrance signage behind a corrugated metal screen, and a double-height office entrance addressing York Way.

The Old Dairy / Studio Woodroffe Papa

The triangular site, once occupied by an Express Dairy depot, lies within the Bloomsbury Conservation Area and is bounded by Grade II listed housing and St. Georges Gardens, a former cemetery and now a popular, public garden. Given the restrictions of such a sensitive site, constrained by height and on all sides, the challenge was to deliver a viable, mixed-use scheme that could offer a variety of homes and workspaces.

Hoxton Press Buildings / David Chipperfield Architects + Karakusevic Carson Architects

Karakusevic Carson Architects and David Chipperfield Architects have completed two tall residential buildings in Hoxton, East London. Commissioned by the London Borough of Hackney, the project is the result of a progressive approach to estate renewal and housing delivery for one of the borough’s major estate programmes. The project forms the third phase of the wider Colville Estate masterplan, which was designed by Karakusevic Carson in 2010.

Wildernesse Restaurant / Morris+Company

At Wildernesse, the new pavilion restaurant forms the social heart of the scheme and is a contemporary counterpoint to the Grade II-listed country estate. Built from timber and with a dramatic sequence of vaulted ceilings, the restaurant offers a new shared dining space and gathering point for the estate and wider community. A strong visual connection is made to the impressive historic context and thriving landscape through carefully considered open plan arrangement and large glazed openings that connect inside and outside. The light filled internal spaces are accentuated by the central elevated lantern and richness of finishes that aim to reinstate the former pavilion typology to the estate.

Morris+Company has recently completed eight contemporary houses for retirement developer PegasusLife on the Wildernesse Estate in Sevenoaks, Kent. The extra-care housing scheme is designed as part of a holistic retirement community alongside the original Grade II listed country estate, which is currently being renovated by Purcell Architects. The project will support a wide range of accommodation and facilities, with eight new mews houses, together with a restaurant pavilion and a later phase of five free-standing villas, all designed by Morris+Company.
