Luigi Rosselli's new "build to rent" homes often feature rammed earth: a slow, sustainable material affordable only for those with the time to build them, deep pockets to cover the costs, or both. Now the Sydney architect is experimenting with another highly sustainable material on a row of four terraces in Bondi Junction with walls that go up "like a Lego kit." Designed as a low-cost version of a terrace, the homes use prefabricated cross-laminated timber (CLT) made from layers of wood stuck together to shrink construction time from "one-and-a-half years [conventional build] to just six months."

One bay in particular, located only a short distance from the Sydney CBD, is more akin to a narrow and swimmable sound and is characterised by glistening emerald waters and surrounded by a diverse collection of housing arrayed around its steep cliffs of sandstone and lush vegetation like the tiers of an amphitheatre.

For centuries, buildings and towns were built layer upon layer. Churches were built on the foundations of temples, and cathedrals over churches, taller and grander; the crypts of cathedrals were often what remained of the previous church. Today, however, we are more respectful and reverential of those buildings that have survived the ravages of rapid urbanization. We tend to 'heritage list' such buildings to preserve them, and we do not build over or in front of them. That said, additions are often necessary to ensure a historic building's compatibility with our modern lifestyles, and so we seek to disguise these additions, by placing them to the rear, or in the case of this grand home, hiding them below ground level.

Architecturally, earthships form part of the discipline of adaptive reuse. They embrace a style of architecture developed in the late 20th century, which aims to utilize both natural and upcycled materials to create passive, sustainable, and often off-grid dwellings. Here, with Luigi Rosselli Architects’ Earth-Ship, that concept of adaptive reuse and connection to the environment is extended with the revitalization of an existing home whose original design was akin to that of a drilling platform, hovering above, and entirely disconnected from its craggy and precipitous surroundings.

Where the land meets the sea the blue expanse of ocean and sky is a magnet for humanity, the Blue Planet Dwellers; this home, created for a family reaching maturity, with adult children and parents deeply passionate about good design, expressed through their creation and manufacture of accessories for daily life, aimed to remove barriers to that irresistible attraction. They craved the ability to live their lives intimately connected to the nearby Bronte Beach and the Pacific Ocean horizon beyond; to watch the morning sun rise from its depths and be immersed in the conditions of the surf and sea breezes rising from the water.

Under the reign of Queen Victoria, the residential architecture of the British colonies was immersed in a nostalgic and late romantic borrowing of gothic architecture in its idealised interpretations of John Ruskin’s essay, The Seven Lamps of Architecture1, where the skill and craft of the builder were more important than the architect’s conceptualisation. Lacework, fretwork, intricate plaster detailing, and elaborate timberwork was the currency of the Victorian colonial home. In a modest way, this home in the Sydney beachside suburb of Bronte possessed many of the traits of that late Victorian style, and when called upon to provide it with a new lease of life, for Luigi it brought to mind a holiday villa of his childhood, located on a hilltop overlooking Lago Maggiore (Italy) and named La Casa Rosa for its washed pink render.

A “Bombora” is an indigenous Australian term, possibly with its origin in the ‘Dharuk’ language spoken in the Sydney region, to describe a wave breaking over a shallow reef or sandbank that has been adopted into Australian surf culture.
