The project consists of the renovation and redesign of 77 Washington, a six-story, 38,000 square-foot, former masonry factory built in the 1920s, as well as a cluster of four other historic buildings adjacent to the property. Located on the corner of Washington Avenue and Park Avenue near the Brooklyn Navy Yard, this ambitious adaptive reuse project draws from the neighborhood’s rich history and design typologies abundant in early 20th-century New York warehouses.

Space for Something is about the stillness in a space without a business. At first, it may seem like a lack, as if the space is incomplete. But what we learned from this space is that it retains viability during a lapse. Without an official use, the space just “is.” It is unsupervised and unguided by an overarching plan until a conventional routine takes over, opening hours are set, furniture arrives, and the security system gets hooked up and turned on. It’s rarely discussed, this time when architecture’s not on display, but it’s precisely during these lapses when the program-independent, long-lasting, and raw spatial character shines through. Spatial character for any use, a Space for Something.

White Atmospheres: Creating Calm Spaces with Fabric Partitions

In the heyday of high modernism, architects such as Le Corbusier and Mies van der Rohe extolled the aesthetic value of whiteness, which they viewed as connoting purity and simplicity. Mies van der Rohe’s Farnsworth House, for example, paired the stripped-down whiteness of its structural skeleton with expansive floor-to-ceiling windows, using the enveloping natural light to further elevate the already heavenly aspirations of the space. Today, some contemporary architects and designers have evolved the sublime aesthetics of white high modern architecture by using translucent fabric partitions, complementing the purity of the white walls with the fabrics’ ethereal play of light and shadow. Below, we discuss different design strategies for working with white fabrics in this way, and include two examples of projects that have used translucent fabrics in soothing but innovative ways.

Narrow House / Only If

Only If, a New York City-based design practice for architecture and urbanism, has completed the Narrow House. Located in the Bedford-Stuyvesant neighborhood of Brooklyn, the Narrow House is situated on an atypical New York City lot measuring 13’-4” wide by 100’ deep, which is slenderer than the normative 25-foot-wide zoning lot. Despite its non-conformity, the site met other specific criteria which enabled the development of the vacant lot. The project was self-initiated, developed, and is occupied by the architects themselves, who acquired the undervalued land in 2015.
