In the dense urban fabric of Vietnam's big cities, small-scale mixed-use developments have emerged as a response to the dominance of typical shophouses. Ideally, this. building type, when coupled with solid business models and thoughtful design solutions, unlocks a site's potential, benefitting not just owners and tenants but the broader community. Yet too often, rushed and poorly designed projects have resulted in unsafe, uncomfortable, and inefficient commercial buildings.

In recent years, housing prices in Vietnam's big cities have been rocketing and have quickly become unaffordable to most young, average-income singles and couples, who have no choice but to live in small, poorly-designed and uncomfortable rental rooms crammed in typical tube-houses. As a result, improving the living quality of the occupants while ensuring financial affordability has been a critical dual objective of designing inner-city rental co-living projects. Cloud House is a boutique co-living building in a busy urban area of Ho Chi Minh City. The 70 square-meter site is located in a 4-meter-wide alleyway and surrounded by many townhouses, which are varied in sizes and heights. The design proposal is driven by three interconnected concepts: contemporary loft-style private suites, multifunctional semi-public spaces, and a glimpse of nature within a high-density urban context.

Since its first appearance in late 18th century, townhouse has gradually become the dominant architectural typology which fits snugly into the existing irregular and vibrant networks of streets, roads, and alleys in Vietnamese metropolises such as Hanoi and Ho Chi Minh City. On the other hand, the inconsistent urban expansion of inner-city neighborhoods sometimes results in left-over odd-shaped pieces of land, which are hardly usable.

Since its first appearance in the late 18th century, townhouse has gradually become the most popular type of private house in Vietnam. At the same time, the irregular and vibrant network of streets, roads, and alleys has been a distinctive characteristic of big cities such as Hanoi and Ho Chi Minh City. As a result, a townhouse in a winding alley is arguably the typical home of most inner-city residents. People living in townhouses take advantage of convenient traffic, proximity to amenities, business opportunities, and quickly rising property value over time. However, they are always concerned about the issues of security, safety, and privacy as well as the lack of daylighting, natural ventilation, and greenery space.

According to an official statistic in 2020, urban townhouses accounted for more than 88% of the total of 1.92 million homes in Ho Chi Minh City. However, many outdated and degraded townhouses do not meet with the modern lifestyle and higher living standards of the next generation anymore. Understandably, renovating old townhouses in order to well accommodate contemporary living needs has become a very challenging yet inspiring type of work for many local architects.

The architectural typology of the mixed-use urban house - In recent years, the rapid rise of property prices and economic development in combination with the increasing demand for shop and apartment renting have made mixed-use urban houses become more and more popular in Vietnam’s big cities. This architectural typology requires highly effective design solutions in terms of business model and program and also needs unique characteristics which are responsive to the context and fit with the occupants’ lifestyle.

An urban tiny house located at a 18-square-meter site in an alleyway has been renovated to fit the owner's needs. The old house was partly damaged and abandoned for months and very dark inside with brick walls and columns as the main load-bearing structure. The design brief asked for an affordable and artistic renovation to accommodate the owners’ start-up leather shop and their living space with two bedrooms.
