In 2018, the City of Los Angeles made available some of its more than 1,700 city-owned parcels to affordable housing developers. Many of these sites are difficult, lying along heavy-traffic corridors or next to freeways. In other instances, the sites are composite parcels that have been left untouched for decades. In LOHA's second collaboration with non-profit developer Holos Communities, this 35,000-square-foot, 54-unit housing project and adjacent paseo repurpose a 19,814-square-foot triangular site, uniting a traffic island and a former railroad right-of-way. Situated near one of the world's busiest freeway interchanges—the meeting of the 110 and 105 freeways—the design makes a challenging location more livable.

Santa Monica Boulevard, which for some commuters is nothing but an exit from the 405 Freeway, is the last piece of Route 66, “America’s Main Street,” that once spanned from Chicago to the Pacific Ocean. In Los Angeles, the wide stretch of roadway linked downtown, Hollywood, Beverly Hills, and Santa Monica, in a commercial corridor for students of mom-and-pop stores, restaurants, and automobile showrooms -- an archetype of car-centric urban planning.
Conceived by smart growth proponents as a viable solution to Los Angeles' tight housing market, the City of Los Angeles adopted the Small Lot Subdivision Ordinance in 2005. The ordinance aimed to encourage the construction of smaller, more affordable infill housing to target first-time home buyers in an increasingly unaffordable market; simultaneously increasing density while maintaining the residential scale of Los Angeles neighborhoods.

Los Angeles’ Silver Lake neighborhood has transformed in the past two decades from a sleepy Eastside enclave, to one of the city’s most vibrant creative communities. Yet, the majority of its housing stock has remained unchanged since the 1970s. The residential streets comprise a mix of historic homes and mid-century “missing middle” bungalows, duplexes, and fourplexes, that once accommodated its population of urban dwellers. Today, there is a need for much more density. Not only to keep up with demand but to retain a level of affordability in a housing market that has priced-out the majority of artists and ethnic communities responsible for giving the area its unique flair. A new “missing-middle” housing typology has emerged, one that has expanded in scale and placement to the edges of the neighborhoods, along with commercial corridors and busy thoroughfares (where automotive repair shops and warehouses once stood.) With these changes comes a need to bridge these new missing-middle communities to the neighborhoods and streets that they straddle.

This new 7-unit housing project in West Hollywood continues LOHA’s commitment to promoting thoughtful design through an adaptation of the courtyard housing typology. Located on a constrained site on San Vicente Blvd between Santa Monica and Sunset Blvd, this project judiciously reduces its allowable building envelope to maximize open space and provide a large common courtyard. Focused on developing productive new models for added density on small infill sites across the City, this project prioritizes outdoor space, social connectivity, and porosity at the street level.

As one of the densest neighborhoods in the country, Los Angeles’ Koreatown is at the forefront of changing modes of contemporary urban living. LOHA’s design for Mariposa1038 plays with this burgeoning area’s density with a pure cube extruded to fit tight on its lot, and then formed to gesture back to the public street and surrounding context. To blur the distinction between the public and private sphere, LOHA pushed the cube inward on each of its sides, creating curves that grant relief from the sidewalk and return portions of the ground plane to the public realm.

Cloverdale749 is located around the block from the historically significant Miracle Mile hub comprising the Los Angeles County Museum of Art, the A+D Architecture and Design Museum, and other noteworthy cultural destinations. Adhering to a strategy to maximize land use and capitalize on zoning, the building’s 10,500 square feet push against floor area and density limitations determined by the lot’s size and location. In essence, this project is a volume that cannot expand further.

Designed for an intensely collaborative and creative film production studio, this massive internal project involved transforming two airplane hangars on a former Coast Guard base and converting them into a full production film studio. Reflecting the client’s unique operational flow, the project was conceived around the premise of ‘strange loop’, a term often used in film to describe the movement through interconnected levels, where one finds oneself back where one started. Through the utilization of an adaptable display wall system that encompasses the various departments within a continuous loop, various artistic and production departments are able to engage and collaborate with each other in a non-linear back-n-forth manner.
