The construction site is part of the Klafar area in the northwest of the city. The urban layout of the apartment buildings is based on the principle of a traditional city block, which defines a hierarchy and character of spaces—from public street areas, through semi-private courtyards, to private front gardens. The proposed block forms the corner of Sázavská and K Milířům streets. The spatial arrangement of the buildings creates a semi-public courtyard oriented to the south, while leisure areas with vegetation are located in the western part of the site.

The original canteen and dormitory buildings by the architect Karel Prager are only the torso of an unfinished university campus on the banks of the Vltava River. The canteen itself was never fully used as intended. The 1980s building, built using a demanding lift-slab construction method with its deep central square disposition, had an indisputable architectural quality at the time of its construction. However, a radical change was necessary to accommodate the new needs of the Faculty of Humanities.

The plot is situated in a gap between family houses that form the banks of the Dyje River. Steep terrain of the plot has the original terrace landscaping with stonewalls. Above the opposite riverbank rises a rock wall; resting on the wall are the Znojmo Castle, the Rotunda of St. Catherine and the Church of St. Nicholas. The surrounding houses are quite diverse; they are mainly family houses or blocks of flats with one or two floors.
