The ITA 173 Building is located in Higienópolis, a highly dense and vertical neighborhood in the heart of São Paulo. Real estate developer Magik JC, under the curation of architect Felipe SS Rodrigues, selected a team of young and promising professionals to bring this project to life. The first to join this team were architects Olavo Suniga and Leonardo Kseib, from KS.AA Arquitetura, who brought extensive design and construction experience, alongside a key ability to navigate the challenges of architectural permitting beyond traditional execution drawings. Architect Alan Chu joined the team next, sensitively adding narrative and concept to the building's envelope and its common areas. To welcome residents and visitors, artist Mariana Tassinari was invited to create a site-specific, low-temperature ceramic panel titled "Menino de Pedra" (Stone Boy) for the entrance of the ITA 173 building. Finally, the delicate and lush landscaping by Flavia Tiraboschi—who has vast experience in residential projects and has recently expanded her practice to collective contemplation spaces—created a garden that feels as though it has always been there.
