Located on a corner lot on Jacques Félix Street, in the heart of Vila Nova Conceição, Bueno Brandão 257, designed by Königsberger Vannucchi, draws from its direct relationship with the tree-lined surroundings and Ibirapuera Park to build an architecture focused on comfort, materiality, and integration with the urban landscape. The building's footprint orients the main views toward the park and establishes a dialogue with the neighborhood's scale through precise alignment with the street and landscaping that extends to the sidewalk.

Platina 220, a mixed-use building in Tatuapé, in the East Zone of São Paulo, and the tallest in the city, is now complete after eight intense years of design and construction. The architecture was designed by Königsberger Vannucchi Arquitetos Associados, and the development is part of Eixo Platina, a broad urban planning initiative by Porte Engenharia e Urbanismo in the region.

The house is composed of three distinct blocks—social, bathrooms, and bedrooms—each situated on a different level of the sloping terrain. The social block is the largest and the only one divided into two levels. It features an open section, with a large veranda, and an indoor section, containing the living areas and kitchen. The two levels of this block are integrated by two parallel staircases (one internal and one external), and the two different sections (open and closed) are connected by landings. As a result, the spaces function seamlessly whether integrated (when the louvered doors are open) or separated (when the louvered doors are closed).

The house is situated on a flat lot and takes the shape of a simple rectangle, divided into social and private areas. However, this spatial division is more organizational and functional than a formal statement. The house is actually a single pavilion with a gabled roof. With internal partition walls that do not touch the roof structure and detached internal volumes, the roof appears to float independently. Some of the walls dissolve into sinuous forms, reinforcing the feeling of a small pavilion.

Situated on a sloping lot, this house is the result of a major renovation. The former house already occupied the plateau and had a similar perimeter (though slightly smaller). The old covered veranda was fully integrated into the house, transformed into a large dining room that connects the entire social area. The deck was added at the edge of the old veranda, projecting the house toward the sea and creating an open, covered space for gathering, contemplating nature, and, of course, enjoying the stunning view. Along with this new outdoor veranda, a new access point (also made of wood) was built. This serves as a "social" entrance for visitors arriving to enjoy a drink, as well as for those coming back wet from the beach. On the veranda, in addition to the natural beauty of the forest and the view—which the house does not intend to overpower—the highlight lies in the large benches built between the pillars, which also serve as guardrails.

Designed for a photographer and filmmaker couple, at the top of a wooded hill with views in multiple directions, the design began with a simple program and the intention of keeping this setting intact, enjoying the outdoor space through four horizontal planes: the ground level and the forest of tree trunks; the upper plane of the tree-crowns; the roof plane with unobstructed views above the canopy; and the lower plane, below the arrival points, for the support areas.

The new unit stands out as an extension of the Avenue itself, establishing itself as a free territory to be appropriated by the general public. Among its structural characteristics, the concept is developed in the large accesses, in the various areas of coexistence - with internal squares and a terrace at the top - and even in the choice of materials, such as the use of non-reflective glass. The option for the material, which appears conjugated to zinc plates on the facade, reveals the various activities carried out inside the building. Architecture is only completed when activated by the movement of people, and for this relationship every structure was conceived with the actions that will be developed in the Unit, guided by the "Body-Art-Technology" trinomial.
