This project involves the major renovation of an old, deteriorated house into a space that serves as a resale shop, repair workshop, and office for Hermes, a luxury brand. The design process began with a fundamental question: What is the essence of a product that is considered a luxury, and why do people purchase such products?

When travelers journey to new places and stay in accommodations, they expect extraordinary experiences that are not easily achievable in ordinary spaces or their daily lives. Then, what would be distinct experiences from those rooted in ordinary spaces? Human beings have constantly developed their residential spaces for daily use in a way that integrates and connects the functions of each section. For example, cooking, dining, and living spaces were combined to become an LDK. Accordingly, rooms and bathrooms have evolved somewhat dramatically based on standardized criteria. Rooms are invariably arranged with a focus on south-facing orientation, and bathrooms are designed mainly for functional purposes.

The clients had renovated a house several years ago and used it as an office building for a design company. They recently purchased a multiplex housing unit next to it and decided to create housing and small-scale neighborhood living facilities for rent. Having already experienced remodeling before, they were fully aware of the advantages of remodeling and thus wanted to increase efficiency by remodeling the building again if possible. However, considering the recently tightened demolition standards followed by the waste of time and cost, insufficient floor-to-floor height for rent as a neighborhood living facility, and the requirement to demolish the exterior walls to secure minimum parking space, the clients decided that the cost and effort incurred by the remodeling would be greater than the efficiency it may bring. Therefore, we and the clients made a bold move and decided to construct a new building instead.

When I started having my own office space in Seoul, South Korea, the first place I began residing was Sungin-dong of Dongdaemun-gu, then through Hapjung-dong and reached Ha Jung-dong of Mapo-gu, having to move everyone for four years. There were several reasons for the moves. I had to find a more affordable place, share the office space with others and needed a bigger space as more people joined. These are common challenges that a typical office experiences. Then, we considered acquiring a space where we could reside stably as we realized the realities of our rent becoming more expensive than the interest we pay to the bank due to the lowered interest rate.

Seongsu-dong, which began to slowly change in the early 2000s with the opening of Seoul Forest, has its values in the rediscovery and maintenance of the old neighborhood. To accommodate the growing population of Seoul in the 1980s and 1990s, multi-unit, multi-family households were created to fit as many families as possible. As a result, a three-dimensional composition ranging from the basement to the semi-basement and ground-level was created. On the one hand, it may look crude, but on the other, it makes the horizontal landscape interesting and multi-dimensional.

The building was planned as the headquarters of Fineman and krassen, educational enterprises. The two companies, which already have several educational spaces in Seoul and the metropolitan area, thought they needed separate headquarters spaces to support the branches in a stable and efficient manner. In addition, the company aims to provide a new direction in the market as an educational company and provide higher-level education services at the same time. Therefore, how to express such philosophy and goals in architecture was an important point of planning.

A childcare center is a space for alienated “children” of a “district.” It is the only space for play and care in a community where the children can go after school. Therefore, it deserves more attention from local residents and should offer better quality of services than other facilities in a district. However, currently, the center does not have a close relationship with the community. What is the community child center? Which children from our district go there? And what do they do there? Most of the community members are not aware about the center.

This was the second “Low Cost House Series” project, sponsored by Korea Child Fund to improve a living environment for low-income families. The house was situated in a small rural village of Jangheung town in southeastern province of Korean peninsula and was a home for a family of parents and five children. It was a very old and shabby building tilted to a side and stood right next to an unused cow house filled with the remains of cow waste attracting all sorts of flies and bugs. The surroundings were filthy, and the smell was appalling. However, the worst part of the house was ‘rats’, which literally occupied the whole building. It was the family who had to avoid the rats and find their own spaces. The rats were unafraid of men, and their exact numbers were never to be known. As such, an open outside toilet without walls was the least problem to the family. To them, this horrible living situation was somewhat regarded as something they had to live by.

A couple visited the JYA office and shared their wish to build a house on a sunlit ground facing a cozy park in its south. With nice gentle smiles, they naturally displayed modesty and warmth. As to show their affection for people, they dreamed of a house that is ‘open to people’. To them, the house had both ‘internal’ and ‘external’ meanings: a place where their family and relatives get together and share lives as well as a space where their friends and neighbors casually come by and chat together. For that reason, they wanted spaces like open lounge or daecheong, a Korea’s traditional main floored room and wished to capture the characteristics of such open spaces in their new house.
