The Ixi'im Restaurant comprises the re-use of the engine house of an old henequen farm, whose productive splendor in the second half of the 19th century and subsequent decline in the second half of the 20th century has generated new uses for our built cultural heritage. The site consists of several independent structures, including the engine room, which shape the public space or main square. A north - south axis connects, since its original use, the main set of the hacienda with other nearby settlements.

The house is located north of the city of Merida in the Yucatan Peninsula, in a residential area that is growing. In an lot with generous dimensions (approximately 1,460m2) the program is sprayed in several volumes, increasing the surfaces of the facades to generate greater contact with the outside and provide natural light and ventilation for the house.

The city of Merida is a pole of interest in education. It has many institutions of various academic levels, with the undergraduate level being the most attractive among the southeast and central states. These circumstances allowed us to propose an answer to the problem of housing for foreign students. The site is at the center of the most prestigious universities in the state, connected by the most important peripheral roads of the city.

The house is inserted in an area of 20 x 30m, within a growing residential zone in the city of Merida. Noise, a 6 levels apartment building north, and uncertainty of future neighbors led us to propose an introverted scheme, a sequence of courtyards to organize the program needs.
