512 West 22nd Street, a Chelsea office building bordering the High Line, is inspired by both its proximity to the planted public space and principles of biophilic design. Its location provides immediate visual and physical connections to nature on the High Line and views of the Hudson River beyond. Designed to achieve LEED Gold certification and foster an office environment connected with the natural world, 512 West 22nd Street sets new standards of health and productivity in the modern workplace. The structure of the building recalls the historical infrastructure and warehouse buildings of the neighborhood, and the crisp contemporary design that defines west Chelsea. Its materiality and form echo the High Line’s aesthetic, with industrial sash-inspired windows, and anthracite terracotta, zinc and granite façade.

The LEED Gold building incorporates the abandoned Whitehall warehouse, a massive, utilitarian structure of concrete, brick, and glass. The grid of the warehouse is maintained in the new building, with each bay defining separate townhomes on Charles and West 10th Streets. Individual, residential entries create new connections at the street level, activating the sidewalk with foot traffic. Retaining the streetwall as both a connection to the pedestrian scale and the neighborhood’s past, 150 Charles creates a vibrant streetscape and the highest-quality living environment for its residents.

550 Vanderbilt is a 278-unit residential building located in Prospect Heights, Brooklyn. The design and construction are driven by two prominent features of the surrounding neighborhood: the architectural character of the streetscape, and eight acres of new, publicly accessible greenspace that defines the site. The resulting relationship between landscape and architecture make 550 Vanderbilt a fitting transition between the streetscape and the new park, designed to pull in nature at all scales for the health and well-being of its residents. It is a project that mediates between the smaller scale of the brownstone and the creation of a sustainable, higher density urbanism.

Nestled among the skyscrapers of “billionaire’s row” are the historic jewels of Midtown Manhattan’s rise into the sky, the fashionable towers built by companies like Goodrich and General Motors, in muscular iterations of gothic revival, Viennese Secessionism and Art Deco styles. Designed by Carèrre & Hastings for the Fisk Tire company in 1920, the Fisk building’s 26 floors taper back in a series of terraces. COOKFOX chose the 17th floor to explore the next generation of workplace, a studio designed to join three planted terraces in an expression of our mission to connect people to nature within the built environment.
