Close to the center of Ghent, BOGDAN & VAN BROECK transformed an abandoned factory site into a flourishing community including three cohousing groups with 59 dwellings, a neighborhood health center, a circuit of collective indoor and outdoor spaces, and a workshop with a view of Bijgaardepark. With great commitment from the urban development company sogent and the city of Ghent, Bijgaardehof focuses on sustainability, both at the urban development and project levels. An ambitious, mixed program organized around meeting and interaction in one of the largest cohousing projects in Flanders.

The peculiar challenges of COOP are the local needs for cultural and social sustainability and innovative reuse of a poorly integrated urban fabric. In that context, this project aims to generate an added social value. The urban renewal we aimed at goes beyond the preservation of built heritage, it constitutes the essential challenge of the program itself. The old mill along the Canal in Anderlecht hosts today an incubator for Small & Medium Entreprises (SMEs) linked with an interpretation centre and an innovation shipyard.

At the Quai aux Pierres de Taille, a former quay of the no longer existing harbour of Brussels, surrounded by old warehouses and next to the Royal Flemish Theatre, a 60’s office tower rises above its neighbours. The style and scale of the construction contrast with the local urban fabric, but thanks to its perpendicular implantation to the street the tower remains discreet and often unnoticed. The project profoundly transformed this building into a mixed-use complex comprising 130 units divided in a variety of dwellings ranging from compact smart studios to generous 3 bedrooms apartments.

The existing architecture, heterogeneous in style and typologies, has partially disrupted the historical identity of the village. The incomplete perimeter and lack of structure in the interior of the urban block participate to the poor appearance of the site. Compared to the rest of Flanders, the current building fabric of Hoeilaart shows a low density.
