The place
Las Gaviotas is a small seaside resort on the coast of Buenos Aires located between the forests of Mar Azul and Mar de las Pampas. A virgin territory of fixed dunes with planted acacias and poplars to which is overlapped an orthogonal trace that defines lots suitable for construction of multifamily developments.
In this case it is an atypical parcel, of just 15 m at the front, with a dense and young poplar plantation, located 300 meters from the beach.

The place
It is ground in a new development, with lush vegetation and crossed by tall dunes. The lot allows a dual income through a cul de sac at its narrowest or from the street on the opposite front. The peculiarity is that in both situations the sharp difference in height between the street and the lot becomes difficult access to the house.

The Place: The land of 20mx47m where we have to intervene is placed a few meters away of the dune wherethe beach ends. In spite of it, the land is near a house of big size which clogs in some parts the views to the sea.The rest of the views, free of near buildings, allows the enjoyment of smallvegetation, acacias and tamarinds, that overlooks the sea on one side and the forest insinuates on the other. The land has the particularity to present, in the center and along its length, a 3 meters crest elevation in relation to their sides. This singularity and the need to elevate the building over the natural line of the lot to gain sea views were fundamental issues in the proposal.

The place
The ground of 20m x 30m located in the forest of Mar Azul has the particularity of a very important unevenness respect of the two streets it faces. While this complicates the resolution of access to the site provides the advantage that, if the house is located high, it is very little exposed to the gaze from the street, and also from the inside you can get views of the landscape above the neighboring buildings. This difference in level is more or less smooth to the back of the lot, but it is very sharp towards the opposite front and in this area the forest is also thinned.

The ground on which we should intervene, forested with maritime pines of great size, has a slope of about 3 m in its front. In connection with the street, one end thereof is elevated while the opposite has a depression that some large acacias hide the view from the street.

This was our first project in Costa Esmeralda, a real estate development neighbor to Pinamar started in 2004. As a recent batching, at the moment there are very few constructions and the place is known for having different types of landscapes, with vegetation varying from pine forests, with similar characteristics to the forest of Mar Azul, to areas where that vegetation is scarce. In turn, topography also has a variety of situations, and there are flat areas, depressed, or elevations with steep slopes, as this lot division was made over an area of coastal dunes. The lot has, as most relevant data, a slight depression towards the center and a row of acacia trees of about 3 meters in height parallel to the front line. These two features are very interesting, since both depression and acacias give privacy within the field which is a privilege, given the low density of the neighborhood that leaves it very exposed to the few existing buildings.

The ground on which we should intervene is close to the corner, is of small size and the most relevant data presented is a slope of almost three meters from one end to another of a front of only 15 meters. The lot itself is well forested with maritime pine trees of great size, but then the forest is thinned out abruptly. Try to preserve the specimens of the terrain was one of the conditions of the search for solutions.

Mar Azul is a seaside town at 400km south of Buenos Aires, characterized for his large dune beach and his leafy coniferous forest. The 20m x 30m field is located in the forest of Mar Azul and its particularity is an important and constant slope in the direction of one of its diagonals. The views from the front are protected by the vegetation, very profuse all over the property.
