        <![CDATA[<p class="p1"><strong>The place<br /></strong><em>Las Gaviotas </em>is a small seaside resort on the coast of Buenos Aires located between the forests of Mar Azul and Mar de las Pampas. A virgin territory of fixed dunes with planted acacias and poplars to which is overlapped an orthogonal trace that defines lots suitable for construction of multifamily developments.<br />In this case it is an atypical parcel, of just 15 m at the front, with a dense and young poplar plantation, located 300 meters from the beach.</p>]]>

        <![CDATA[<p>The Place: The land of 20mx47m where we have to intervene is placed a few meters away of the dune wherethe beach ends. In spite of it, the land is near a house of big size which clogs in some parts the views to the sea.The rest of the views, free of near buildings, allows the enjoyment of smallvegetation, acacias and tamarinds, that overlooks the sea on one side and the forest insinuates on the other. The land has the particularity to present, in the center and along its length, a 3 meters crest elevation in relation to their sides. This singularity and the need to elevate the building over the natural line of the lot to gain sea views were fundamental issues in the proposal. </p>]]>

While this complicates the resolution of access to the site provides the advantage that, if the house is located high, it is very little exposed to the gaze from the street, and also from the inside you can get views of the landscape above the neighboring buildings. This difference in level is more or less smooth to the back of the lot, but it is very sharp towards the opposite front and in this area the forest is also thinned.</p> ]]>

        <![CDATA[<p>This was our first project in Costa Esmeralda, a real estate development neighbor to Pinamar started in 2004. As a recent batching, at the moment there are very few constructions and the place is known for having different types of landscapes, with vegetation varying from pine forests, with similar characteristics to the forest of Mar Azul, to areas where that vegetation is scarce. In turn, topography also has a variety of situations, and there are flat areas, depressed, or elevations with steep slopes, as this lot division was made over an area of coastal dunes. The lot has, as most relevant data, a slight depression towards the center and a row of acacia trees of about 3 meters in height parallel to the front line. These two features are very interesting, since both depression and acacias give privacy within the field which is a privilege, given the low density of the neighborhood that leaves it very exposed to the few existing buildings.</p>]]>
