        <![CDATA[<p>In recent years, the City of <a href="https://www.archdaily.com/tag/vancouver">Vancouver</a> introduced housing policies to address current and future needs for housing affordability and choice in the ever-evolving urban environment. The new policies allow strategically located sites to be rezoned to permit greater height and density in exchange for developers committing to provide and operate rental housing for a period of 60 years or for the life of the building. The Duke responds to these challenges with a new rental building typology inspired by precedents from the UK. The Duke is a 14-storey mixed-use development with 12-storeys of residential rental accommodation located above a two-storey commercial podium. The unit mix comprises 25% two-bedroom family units with one-bedroom and studio units making up the balance.</p>]]>

The forward-looking Institute required a new senior school building with a mandate that included the incorporation of energy efficient systems, the maximization of natural lighting, and the provision of flexible workspaces to accommodate 21st-century teaching practices. The new senior school was also required to unify the 144,721ft2 (13,445m2) campus, which comprised several buildings of various styles that had been added over an 80-year span.<br></p>]]>

        <![CDATA[<p>The Killarney Ice Rink + Lobby project is a replacement of an existing ice rink and lobby at the Killarney Community Centre in Vancouver that is comprised of a swimming pool facility, an ice rink, a gymnasium, and other activity spaces. The renewal of the Killarney Community Centre complex improved access to the facility in order that it may continue to serve its vital role as a key social hub of the Killarney neighbourhood. The arena was designed to act as a short-track speed skating training venue for the 2010 Winter Games. After the completion of the Games, the international-size ice surface was converted to an NHL-sized rink with seating for 250 spectators for use by the community.</p> ]]>
