In architecture, we are often accustomed to adding – a new structure emerging as a mark of human presence imprinted on nature. However, for this project, we chose a different approach: instead of adding, we deliberately subtracted artificial interventions.

Located on a popular 4x25m plot of townhouses, the original design brief was to have a complex function including a restaurant-residential - gallery. However, later the function was limited to the gallery and a small lounge space for friends, along with the requirement to be able to convert the function in the future without touching the building frame too much. Based on that, the design team decided to place the staircase adjacent to the skylight in the middle of the house, so that later when there is a reconversion, still ensure that the spaces in the building are airy and have natural light.

This project is a renovation of a villa located in east suburb of Ho Chi Minh City, District 2. The intention was to turn the existing construction, a “pastiche” art deco, into a contemporary villa with clean lines and open spaces while keeping the entire existing concrete structure. The cost saving, which represents around 30% of total construction cost and the time saving on the construction schedule was a huge benefit for the client, an investor. Therefore, with balancing the cost, it was possible to add new elements to the construction.

The design is an answer to the minimal contemporary lifestyle of the young professional, who possesses an extensive collection of cars in the tropical climate of Ho Chi Minh City.

From MIA Design Studio’s perspective, Louvers house is not only a living shelter but also reflects our client’s living style. Our client wanted to make a great combination of spaces to keep traditional communication between generations of a traditional Vietnamese family. That is how we simply started designing a house with a big void in the middle as a bridge to connect all the spirits of the house. This void with water scape and skylight creates a natural connection between bedrooms, living room, Spa, Gym and even the parking area. This principle has an ingenious use of natural ventilation to keep the building cool and give the family refreshing experience. With local plants and overflow water, the void inside this house becomes a healing environment as the living soul of the house.

It mixes modern and Indochine, inside and outside, past and future. Its prefab steel structure is (con)temporary, flexible, sustainable and relocatable. And it only took 3 months from concept to completion. That's the new mixed-use building in HCMC designed by Vietnamese interior design company Module K. The building sits nestled between classic and French-inspired villas in HCMC’s hipster district Thao Dien. “We chose a prefabricated steel structure solution, quite uncommon in Vietnam where the traditional construction is bricks and concrete. It’s cost-effective, easy to erect and disassemble, extremely flexible and very light and airy. We can easily break it up when our ten-year lease ends and move it to a new location for another serene house of our own. It also helps preserve the initial capital investment”, says Jade Nguyễn Kim Ngọc, design director of Module K.
