Constructed almost entirely during Sydney’s lockdown, this joyful commercial building delivers ground plane retail, eight levels of boutique office space with landscaped courtyards, and a roof terrace providing an oasis of green space amenity within a dense urban environment.</p>]]>

        <![CDATA[<p><strong>Location - </strong>The heritage-listed two-storey freestanding brick landmark located on <a href="/tag/surry-hills">Surry Hills</a>’ gourmet and retail strip was constructed in 1939 for the Bussell Brothers tea company towards the end of the Great Depression. In subsequent years it has housed mixed retail, hospitality and commercial offices. The Gin Shop straddles the north-western corner while the entrance to the serious cocktail offering, Eileen’s Bar, is via a flight of ‘juniper berry blue’ stairs accessed from the southern corner.</p>]]>

        <![CDATA[<p class="p1">Located at the meeting point of commercial and residential zones in busy and vibrant <a href="/tag/surry-hills">Surry Hills</a>, Nickson 61 presented an ideal opportunity for the adaptive reuse of existing building stock to provide a significant architectural contribution to the area. The site is located on a corner at the end of a row of terraces towards the southern end of Nickson St. It is visible from busy Cleveland St and is adjacent to both commercial and residential properties. The site contained a late-19th century terrace and a three-meter-wide vacant end lot. This lot was originally occupied by a free-standing dwelling that had been demolished to make way for an access lane.</p>]]>

        <![CDATA[<p>Hayball’s Sydney studio is located on the ground floor of a five-storey former shoe factory in the thriving design district of <a href="/tag/surry-hills">Surry Hills</a>. The refurbished space is a prototype for staff to research and support a cultural shift to more collaborative ways of working. The building’s shell is comprised of exposed high ceilings and polished concrete floors complete with remnant dye stains hinting to the studio’s industrial past. The pared-back shell is juxtaposed against the insertion of two striking plywood structures on opposing sides of the space. These designed volumes reflect the ethos in which the space was conceived - an intertwining of old and new and an enabler for cultural shifts within Hayball’s wider practice.</p>]]>

        <![CDATA[<p><strong>Revaluing Waste</strong><br>Architecture is often reliant on expensive and scarce materials to define its value. The beehive explores how an undervalued waste product, like the ubiquitous terracotta roof tile can be redefined and revalued.  This exploration of waste as a material stems from the knowledge that construction creates up to 50 percent of Australia’s waste output; and that a buildings energy footprint is largely based on the materials embodied energy. Material reuse solves both these environmental impacts and is by far the most efficient form of building. Raffaello Rosselli collaborated with Luigi Rosselli architects to design their new office building. Through experimenting with waste material reuse on its own studio it aims to be a role model for future projects. </p>]]>

        <![CDATA[<p class="p1">This warehouse conversion is in one of Sydney’s most recognised heritage buildings, the distinctive Edwards &amp; Co. building. The building is wedged into a narrow street in the fast regenerating inner-city suburb of <a href="/tag/surry-hills">Surry Hills</a>. Formerly a tea factory in the 1920s and more recently an advertising agency, the brief was to breathe new life into the 300-square-metre space as a private residence that spans two levels. Level 6 with the iconic arched windows was completely gutted and the former caretaker’s office was demolished and replaced with a guest retreat on the roof, located behind the emblazoned parapet.</p>]]>

The architectural composition in the plan enables amenity to adjacent properties by seeking a departure from the street-wall forms at its key intersection. This building therefore does not follow the now-familiar proposition of urban forms and urban walls. The interiors, in-turn, yield to the formal nature of the ‘hand-form’ in the plan and such that privacy or unnecessary (and harming) views of the poorly developed adjacent sites are masked for the benefit of distance views to the inhabitants.</p>]]>

The site is located in the inner-city fringe of Surry Hills, which is characterised by warehouses and Victorian terraces houses that in recent years have housed artist’s studios, galleries and creative work spaces.</p>]]>
