Senior Home Interwoven in the City - Located on a serene, green street in central Tokyo, the Nibankan (Phase 2 building) defies the conventional notion of elder care homes. Rather than isolating seniors from the city, we propose a new Nursing Home that allows them to embrace urban life, living with dignity and comfort. Japan's rapidly aging population faces issues involving isolation and a shortage of care workers. Our response to this is a home that preserves the health and agency of elderly citizens through community integration. We designed the Nibankan to seamlessly blend with the local society and society. The strategic positioning of spaces on a continuum of distance from the neighborhood empowers residents to control their level of engagement with the community. The design features dining rooms, salons, and lounges that open to and face the street. This fosters casual interaction with neighbors. The communal dining room serves as a stage for public collaborative events, bridging generational gaps and enhancing the lives of the residents. Nibankan Phase 2 signifies a bold step toward dignified, interconnected senior living at the heart of Tokyo's vibrant cityscape.

There is a house located on the backstreet, a block away from Sakurada-dori and a 5-minute walking distance from Gotanda Station, where a family of thirteen–– consisting of a great-grandmother, two grandfathers, their sons and their respective families––live. The first floor of the house used to be a storage of a liquor store formerly run by the family. This time, we converted the first floor into a "kakuuchi" (customers buy drinks at a liquor store and drink at a standing bar inside the store) style "izakaya" (Japanese-style pub). The family members participated in the entire process from design to construction to build this store.

The second venue of the capsule hotel chain ºC is situated at the center of a red-light district next to the east exit of Gotanda Station. The building we renovated was formerly a capsule hotel owned by a different company, and we kept the existing capsule units as they are in the renovation. This capsule hotel is for male customers only, considering the customer base in this district. A first-time customer may feel a bit uneasy when looking for the hotel in this rather vulgar neighborhood. He may feel relieved to find the hotel on the corner at a crossing but may feel uneasy again when he enters the building–– has the building work finished yet?!

The site lies a few minutes away from a traditional shopping street, and is a short distance from where two main roads in Tokyo intersect. The owner requested a new multi-family dwelling building that could be uniquely adapted to the dense urban area, while at the same time would be bright and open to natural daylight. On the south side of the lot is a road with a width of 8 meters and an unpaved parking lot. The original parking lot function of the site is to be continued underneath the new building, and maintains a height capable of accommodating the stopping the microbus. Located halfway between residential and shopping areas, the site vicinity has good access to the city center of Tokyo, and is a vibrant and diverse neighborhood with people of different age groups, occupations and positions.

The building sits in a neighbourhood shopping lane in Nakanobu, just south to the central district of Tokyo. The town is a mixture of old and new. A grandma’s confectionary and a jazz festival, pensioners among young couples, all share the same streets happily together. The site locates itself in the vicinity of a newsstand, a bathhouse and alike. In order to fit in to this yet humble liveliness of the town, the building’s scale is restrained to those of the neighbouring buildings, 4 stories with only 12 units.

We have designed the Asian flagship store of Steinway & Sons in Tennoz Isle. Our aim was to create a space where their clients can feel Steinway’s craftsmanship, philosophy, history, and the beauty of their instruments. Clients will feel attached to everything about Steinway in this showroom, beyond the concept of “objects”.
