Designed by Superlimão, with a masterplan by Spol and developed by Jacarandá Capital, the project expands the initial proposal by integrating new commercial areas and enhancing the relationship between the blocks, promoting a continuous flow of people and experiences. In phase 2, the approach follows the concept of open and connected occupation, respecting local identity and reinforcing the neighborhood's vocation for gatherings and outdoor experiences. </p>]]>

Located in a ground-floor property in the <a href="/tag/pinheiros">Pinheiros</a> neighborhood in São Paulo, the remaining casario of the workers' houses from the early twentieth century and typical of this commercial neighborhood. One challenge of this project was the installation of the operational areas of the factory store within the original typology of the house: an update of the uses of a city that no longer erases itself and that maintains its previous buildings. </p>]]>

Its 2,6 km goes from Sumar&eacute; to Jardins, translating different achitectoric languages and use possibilities. Since March, the highest point on Oscar Freire street, from where you have one of the most astonishing views of the city, has been home to Oscar by You, Inc, a mixed-use development designed by Perkins&amp;Will S&atilde;o Paulo. &ldquo;The project was a great opportunity for us to present something that outstands the market expectations", says Douglas Tolaine, Principal Design at Perkins&amp;Will's S&atilde;o Paulo studio. "As in fashion, we assumed a posture of questioning the obvious and proposing the new in a unique and particular way. It was challenging to adapt the program so we could create vertical and operational flows in a refined plasticity", he adds.</p>]]>

        <![CDATA[<p>The JR House is located in Pinheiros&rsquo;s neighborhood in S&atilde;o Paulo and was designed from an existing property that had most of its structure maintained. However, throughout the demolition, we discovered that the construction was compromised and structural adjustments would have to be made. A few key elements guided us, the first was the program given to us by the clients, a young couple with 3 children. From there, we adapt our project idea and client needs to the limitations of an existing house, but with some freedom of structural adjustments. These adjustments gave us more design and spatial flexibility, thus enabling the customers' wishes.</p>]]>

Despite its historical and patrimonial importance, the building, located in S&atilde;o Jo&atilde;o Avenue, is today quite uncharacterized. The first objective of the project was to take up some elements of the original design of the apartment, in an attempt to respect the architect's intentions and bring back to the surface some important details that had been altered by all the renovations made over the years.&nbsp;</p>]]>

The demand was to create a studio/rehearsal space and sporadic housing for a couple that work in S&atilde;o Paulo but live outside the city.&nbsp;The typical two-storey house at a narrow lot was a slim building attached to one of the boundary walls and 1,5 meters away of the other. The renovation proposed punctual changes that would respect the structural system of the house and highlight some of its original elements; trying to create few wide, fluid and integrated rooms.</p>]]>

Over the years and after successive interventions, the construction gradually became uncharacterized. In 2017 we made a remodeling proposal respecting the main elements of the original project and added a leisure annex, resulting from the dialogue and demands of the current owners. The intervention in the house had three approaches: remodeling of the leisure area and garden, recovery of original elements of the project that were degraded and occasional reforms inside and outside the house.</p>]]>
