The Freiham district is not only Munich's newest urban expansion but also currently the largest new development area in Europe. In the long term, around 25,000 people are expected to live here on an area of 350 hectares. Because the land remains in the city's possession, it was able to grant the plots in sections to municipal developers, cooperatives, and building associations under hereditary building rights.

In a tranquil residential street in the Munich district of Altschwabing, between the Münchner Freiheit and the englischer Garten, our client purchased a property with an atypical, lowrise 1920s building, with a view to developing a new apartment block. Even if the quarter and its demographics have changed significantly in recent decades, Schwabing still holds onto an artistic and free-thinking atmosphere. The quarter is vibrant with pubs, local and international eateries, cinemas, galleries, long-established theatres, day-care centers, and schools.

The multi-generational house with communal forms of living was realized for and with a "Baugruppe" (a group of people who commission their own housing development, here: together with the "Mietshäuser Syndikat"- https://www.syndikat.org) in Munich, with the aim of providing long-term affordable, self-managed rental housing. Through a concept selection process, the group was selected by the city to lease the land for the next 80 years. This marks the first new construction project of the Mietshäuser Syndikat in Munich. The building is a socially subsidized residential project under the "München Modell-Genossenschaften" funding model. The cooperative planning process was facilitated by the architectural office etal. All decisions by the group were reached through a consensus-based approach.

3XN completes SAP Garden, a new arena in Munich's Olympic Park - SAP Garden celebrates its opening on 27 September 2024. The project echoes the same democratic ideals as its historic surroundings, uniting sports and the local community in a state-of-the-art sports arena. Built on the site of the former Olympic Velodrome and with Frei Otto and Günther Behnisch's iconic Olympic Stadium as its neighbor, the new SAP Garden arena is informed by the legacy of its location and surroundings. The 62,500m² arena project is designed by 3XN in collaboration with CL MAP and landscape architects Latz + Partner for client Red Bull. "We are pleased to be opening the new SAP Garden arena, marking a new era for sport in the city of Munich," says Jan Ammundsen, Senior Partner at 3XN. "The project has been a meaningful opportunity for us to extend the architectural legacy of the Olympic Park. It was important for our design to fit the modern sports facility into the existing, historic Olympic Park in a seamless way. We hope that it will become a focal point that gathers locals to experience and take part in sports." The sports arena is the new home of ice hockey team EHC Red Bull Munich and basketball team Bayern Munich while three additional ice rinks serve as training and public facilities. The bowl can gather up to 10,700 spectators for ice hockey and 11,500 for basketball. Beyond the sports facilities, the arena offers three levels of VIP areas, merchandise shops, a large restaurant, a gaming room, offices and conference rooms, a parking garage, and a public rooftop terrace.

Connecting three separate buildings via bridges, the design concept brings together 40 different agencies and 1,700 employees under one roof on the iCampus, a new innovation district near Munich's Ostbahnhof, developed by R&S Immobilienmanagement. HENN devised the headquarters as a small city, a concept known as office urbanism.
One of the most important churches in Munich got new confessionals. The Jesuit Church of St. Michael in the old town of Munich, built between 1583 and 1597, is dedicated to Archangel Michael and is stylistically at the transition from Renaissance to Baroque. Many building ideas were adopted from "II Gesù", the Roman mother church of the Jesuits. The Munich "Michaelskirche" became a model for many baroque churches in German-speaking countries. St. Michael was also the spiritual center of the Counter-Reformation in Bavaria.

Its location in the second row to Friedenstrasse and the uniform postmodern architecture close to the site, the new building represents a striking counterpoint. The aim was to create an office building with a high level of design and flexibility, functionally designed for a single user or several different users. Flexibility in use, timeless aesthetics, and the latest technical achievements are the basis for a building's long life cycle. With the M8, the main focus was on the balance between economic and ecological sustainability.

NOVE is a 7/10-story office building in the center of Munich in the privileged new area of Arnulfpark, 10 minutes from the central station and close to the major points of interest in the city. On a floor area of 27,500 sqm, the building provides space for 1,300 jobs. The building is planned primarily for office use. On the ground floor, this is complemented by a restaurant and bar, shops/showrooms and conference areas. Two large patios are available to all users of the building: one with water features and informal meeting areas and one which creates a more contemplative and calm atmosphere, following the design of Enzo Enea. A penthouse level offers special office-areas with terraces and roof gardens. The building is topped with a vegetated green roof.
