        <![CDATA[<p dir="ltr">The Manhattan Districts 1/2/5 Garage, overlooking the Hudson River at the corner of Spring Street and West Street, houses three district garages for the NYC Department of Sanitation. The new multi-story building accommodates over 150 sanitation vehicles including trucks, front-end loaders, salt spreaders, heavy-equipment wreckers, and personnel vehicles; separate vehicle wash and personnel facilities for each district; and centralized fueling and repair facilities. The double-skin façade wraps the curtain wall with 2,600 custom, perforated, metal fins, vertically articulating and lighting the building’s massing. Operable for the occupied spaces, the fins reduce solar heat gain and glare, create an ethereal wrapper to obscure mechanical louvers, and shield the view of headlights from neighbors. An extensive 1.5 acre green roof softens views from neighboring buildings, protects the roof membrane, and enhances storm water retention and thermal performance.</p>]]>

        <![CDATA[<p>Rising 347 feet above its mid-block site, 35XV is a unique, hybrid residential-academic building located in Manhattan’s vibrant Chelsea neighborhood. Utilizing excess development rights from the historic Xavier High School, the design artfully resolves the project’s principal requirements: providing needed expansion space for Xavier; creating highly crafted residential units that take advantage of their elevated location; conforming to highly restrictive municipal bulk controls, including sloped sky exposure planes; and being a “good neighbor”, relating to the both the Xavier Campus and to the neighboring streetscape, despite the project’s overall size.</p>]]>

To accommodate the organization’s diverse programs, the 17,400-square-foot building includes a range of spaces, including classrooms, meeting rooms, 14 offices, a 50-person conference room, and common areas, all designed to encourage interaction. At its core is the World Forum, a glass-enclosed atrium that serves as a dynamic multi-use event space capable of hosting seminars, lectures, and special events.</p>]]>

        <![CDATA[<p>The 150,000 square foot Rutgers Business School is the gateway to Rutgers University’s Livingston Campus in Piscataway, New Jersey as envisioned by the campus master plan.  The L-shaped form of the building spans 60 feet above Rockafeller Road becoming the physical gate through which most campus traffic passes.  The building is part of a push, in keeping with the goals of the master plan towards a high density campus development complete with urban facilities, shared amenities, and a walkable campus.  Similarly this building reflects the ongoing shift in higher education away from a focus on classroom-oriented organization and towards a focus on collaboration spaces.  This shift is especially present in contemporary business where the cross collaboration of ideas, cultures, and concepts is necessary to create, evaluate, and market the next big idea. </p>]]>

Most of the urban fabric consists of six story brick masonry tenement buildings in addition to lower scale brownstones. This building typology is arranged into long rectilinear blocks with their street walls located on the property lines. Setbacks are provided in the rear yards, creating units that face the street and some that face the inner courtyards and gardens. </p>]]>
