The project “Waterzicht” is part of this new master plan called “De 4 Fonteinen.” It is right on the canal with a view of the 50-hectare De Drie Fonteinen Park on the other side, which dates back to the late eighteenth century and is one of Belgium’s oldest landscaped parks. It was designed as an English landscape garden and creates a romantic atmosphere with its old trees. The project borders a very fragmented and rugged hinterland on the eastern side. Here some powerful, transformed industrial buildings are situated, on the one hand, and a large working-class area with small terraced houses, on the other. In addition, the small river Senne flows here, which is completely channeled within dam walls. Its banks were replanted as part of the redevelopment above the walls. In the south, the picture is completed by the ring road of Brussels, visible from afar, which crosses the canal at a distance of about 300 meters with the impressive 1,700-meter-long and 35-meter-high Vilvoorde viaduct.

The plan attempts to generate social dynamism through the creation of high-quality communal spaces as well as through flexible and varied functions.

The current site is built up on almost the entire surface and is occupied by industrial-style premises. We are planning to recreate an open courtyard by developing a large green area with the dimensions of a cloister. This is bordered to the East and North by 4 new houses, to the south by a warehouse converted into loft-style dwelling and on the street side by a new five-storey building providing various types of apartments. All enjoy a peaceful setting and a view onto this central, partly privatised green area.

The project is sited in an industrial zone of the province of Hainaut, a region rich with industrial history. As with many zonings, aesthetic grading is the norm, and here, notably, the most prominent feature is... the absence of architecture that provokes any emotional reaction. Against this deficiency, the project ventures what may be seen as pioneering architecture, offering an industrial design that, with only a small sacrifice, favours the emotional over the rational, attractiveness before utility, and the vernacular ahead of economy. Recognizing the scope and impact of the building on the image and quality of the products and the brand, the project highlights the contrast with the environment in order to emphasize its own poetic presence. It is a reminder that 19th century industrial architecture in these regions was sumptuous and on a grand scale, in contrast to the functionality of the 20th century.
