“Making the neighborhood desirable again” was the challenge the developer Nexity and the city of Paris posed to the architects for the consultation launched in January 2014. The housing built on this lot, which was formerly occupied by an office building, is comprised of three types of housing (student, investor apartments, and first-time buyers). This project, consisting of two long and thin strips extending along the Rue Archereau and the Rue Curial respectively and open toward the 104 and the housing complex Les Orgues de Flandre, helps to restore calm and brings structure to the neighborhood.

The Ground floor+10-story “signal” building is located above an existing parking garage facing the beltway and takes advantage of the width of the access road to rise to the maximum height allowed by local zoning. The Ground floor+3-story horizontal “blade” building creates a gradual transition with the neighborhood to the west and behind the lot. Construction solutions have been adapted to the presence of the underground parking garage. In particular, owing to the fragile structure and the economic decision not to demolish it, the garage cannot be used. Thus, a stool-type framework encloses and passes through it at only a few points in order to ensure that the foundations and the new structure rest upon the stable ground. This structural configuration results in a simple and regular framework on the façade.

The two architects imagined this walkway to favour gentle circulation on the lot, which was envisioned from the very beginning as a pedestrian oasis and a pioneer biodiversity program. The design of the project offering 109 apartments within the Boucicaut ZAC relies on two solutions to lessen the impact of the project’s high density:

This new social housing residence comprising 92 apartments aims to replace the “Mas du Taureau” hostel which is programmed to be demolished. It is located in an urban development zone within which no other works have yet begun. Intended to house former migrant workers, single-parent families and isolated individuals, the residence must accompany a new page of their life and develop the identity of the future neighborhood. To favor the appropriation of the setting by its inhabitants and its acceptance by the neighbors, the architecture moves away from the codes that generally define the image held by hostels and particular care is taken inside the building to organize the routes of the residents. Laid out as a right angle, the building offers a vast interior garden.
