Renovation of “Homestead Land” in Shenzhen Shajing / MOZHAO ARCHITECTS

History of Shenzhen's Homestead Land Development. Since the reform and opening up, Shenzhen has entered a phase of rapid urbanization, requiring a large amount of land for urban construction. To this end, the government implemented "land acquisition" within the Special Economic Zone in 1992, and completed "land transfer" in Bao'an and Longgang districts outside the Special Economic Zone in 2004, achieving full nationalization of land. At the same time, all farmers in Shenzhen were converted to non-agricultural urban residents, and the original rural collective economic organizations were restructured into shareholding cooperative companies. After 2004, Shenzhen no longer had any rural collective land, and therefore, the concept of "homestead land" no longer existed in name.

The pre-renovation building is a supporting dormitory for the factory in suburban. The national industrial upgrading strategy, the increase in labor and production costs, and the implementation of environmental protection policies have led to the relocation of the low-end industries, and those dormitories in bad condition have been gradually vacant. At the same time, the infrastructure of subway transportation, the high housing rent in the city center, and the rising cost of living have caused a large number of white-collar workers to move out to live. Moreover, most commercial residential buildings of extensive development era lack the sense of community due to the deficiency of public programs. The renovation project hopes to not only improve the quality of original space, but also create a diverse and life-rich community.

With the advantage of geography, Shenzhen Shajing has largely developed the low-end manufacturing industry in the past two or three decades. The mass construction of factories not only destroyed the scenery wetland and farmland, but also brought chaos to the nearby suburb. Industrial parks and external urban spaces form negative places. In recent years, many residential buildings and schools were built around the industrial park.

The Living Art Pavilion, located in Quanzhi Technology Innovation park of Shajing in Shenzhen, is the highlight of the industrial park’s upgrading strategy which includes adding culture and recreation programs into the park. The programs of the building consist of an independent furniture store and a tea house.
