Designed to make the most of the native vegetation and enhance the natural beauty of the land, Casa Varanda was born from a careful listening to the place itself. The project was built on a spacious lot with a gentle slope and rich vegetation of Cerrado trees such as paineiras and other species.

The house is located near the city of Brasília, in SMDB, a predominantly individual residences sector, with its plot neighboring a park, a preservation area of the cerrado biome that reinforces the bucolic scale adopted by the city for this purpose. The project takes advantage of its location and context to establish guidelines, being the last plot of the condominium with a road system that uses a cul-de-sac, transforming the access to the terrain by vehicles a lighter route with less flow.

Located in a mixed-use area (residential and commercial) of Brasília, close to W3 North Avenue, one of the main roads in the city, the original building had two underground storeys, ground level and four more floors. The last three floors, divided into two towers, formed spaces with ideal dimensions for work spaces. It’s free structural elements space, the concrete slab, the existing floor and other pre-existing elements could be perfectly adapted in the creation of new collaborative spaces.

The client’s first intention was to sell the house, a place where she was born and raised, built by her parents. The main idea was to build a new, small and very contemporary new house on another site. However, the old house and site had a priceless value for the owners, and so the decision was to make a full renovation, and the challenge to utilize most of the structural elements from the original construction.

Situated in a 27,000 sqm lot, within a small gated community of 8 lots, this project has the premise of striking a balance between integrating the neighborhood and the maintenance of the dwellers’ privacy. For this reason, a courtyard connects the 3 blocks that constitute the plan. To the east, the bedrooms; to the west the BBQ grill, to the north the living room, and to the south the courtyard, which opens itself to the cerrado forest, a green area of another 2.500 sqm.

Intended for a couple with two daughters, this house plan takes advantage of the descending slope of the lot, which is situated in a gated community. There is a level difference of approximately 2 meters (6.5 feet) between the front edge of the lot and the lower edge, which matches to the surrounding wall of the community. The intention was to arrange the project so that it made the house more accessible, and allowed for a lavish façade with a more adequate scale on the side of the street of the gated community.
