Radcliffe House is a single-family residence located in downtown Charleston's historic Radcliffeborough neighborhood. The 30'x100' non-conforming lot had been vacant since the late 1980s, when the original structure was destroyed in a fire.

This project is an expansion of the Chabad of Charleston's rapidly growing Preschool of the Arts. Shortly after completing the original building and launching the school, the program quickly outgrew the two classrooms to which it was designated. The leadership sought to double the attendance of the school while also maintaining the unique character of the site. Unfortunately, the open space on the 2.5-acre site was largely unbuildable due to the 11,000 SF existing building, the program's parking requirements, outdoor play area needs, extensive buffer yards, and protected wetlands.

Downtown Charleston is among the most historic and protected urban environments in the United States. An enormous amount of pressure has been generated on the existing low-rise housing stock by strict Architectural oversight, flooding, rapid growth, and a myriad of other factors. This has forced all speculative projects to engage in a rigorous design process to contend with the constellation of forces governing any given piece of land.
