        <![CDATA[<p>A mixed-use building integrating commercial facilities and residences, planned adjacent to Naka-Ikebukuro Park and located a two-minute walk from Ikebukuro Station East Exit. This project aimed to harmonise with the mixed-use cultural and commercial facility 'Hareza Ikebukuro,' which opened in 2019, and the renovated Naka-Ikebukuro Park, seeking to create new appeal for the area. Naka-Ikebukuro Park underwent a transformation during its renewal, shifting from a sandy surface to a stone-paved plaza. Re-established as a space evoking the character of a European square, it now functions as a venue supporting cultural events and vibrant activity. Creating a sense of unity with this plaza became a key theme in the building's façade design.</p>]]>

By taking advantage of the significant<strong> difference in elevation between these planes, part of the building is elevated, creating a qualified void beneath it.</strong> This space allows for visual and physical continuity&mdash;an urban permeability that enables a clear understanding of the built fabric within this section of the city. Consequently, the design invites the possibility of crossing the block, offering an expanded perception of urban space&mdash;now fluid, and deliberately mediating between the human and urban scales&mdash;thus contributing to a logical comprehension of the city.</p>]]>

        <![CDATA[<p>Located in one of the first <strong>duplex blocks</strong> of Brasília's superquadras, this 294-square-meter (approx. 3,165-square-foot) apartment underwent a <strong>renovation</strong> that completely transformed its layout and atmosphere. The design sought to celebrate the building's essence by leaving the <strong>concrete beams and columns exposed</strong>, highlighting the structural materiality. At the same time, it integrated spaces to provide a fluid living experience tailored to contemporary daily life. While the <strong>original structure of the staircase</strong> was preserved, it received a new metal handrail and guardrail, turning it into a <strong>central element that defines the project's identity</strong>. The overlapping of the metal meshes that form the staircase guardrail creates a moiré effect, which gives the project its name.</p>]]>

The three homes share a communal garden and pool area while also featuring private outdoor spaces. With the dual objective of preventing the flooding common to the area and facilitating cross ventilation, the ground floor of the houses was raised to the maximum allowed by regulations, and the plot was designed across three levels: an entry-level at street height; an intermediate level where the pool is located to preserve privacy; and an upper level that provides access to the ground floor of the homes.</p>]]>

This context served as the starting point for the project. Instead of treating the building as an isolated volume, the design strategy sought to connect the development with the dynamics of the street, incorporating permeability, openness, and activation into the ground floor. The design recognizes that, in a neighborhood with a strong affinity for walkability and the qualified use of outdoor spaces, the project's value lies not only in the housing unit itself but also in how it participates in urban life and contributes to the continuity of the built fabric.</p>]]>

The original layout, highly inefficient and deeply segregated, was quickly erased, leaving behind only a few columns, plumbing shafts, and the peculiar outline of the perimeter. Within such an irregular boundary, any conventional orthogonal organization would be inadequate and a missed opportunity. The project therefore adopts a different strategy: a fluid, deliberately fragmented space whose boundaries are often ambiguous.</p>]]>

        <![CDATA[<p>Nieuw Bergen, a residential project comprising seven buildings designed by MVRDV, has been completed in the heart of <a href="/tag/eindhoven">Eindhoven</a>. The development combines five new buildings with two transformed historic structures, introducing 237 diverse homes to the city that range from apartments for singles to family residences, and from social housing to luxury penthouses. Characterised by jagged sloping roofs that maximise sunlight access while giving the development a dramatic, mountainous silhouette, the project demonstrates how careful design can add density while retaining a sense of openness, character, and urban identity.</p>]]>

        <![CDATA[<p>The Telekom Tower, southeast of Konstanz's historic city centre, quite literally stands out from its surroundings. For a long time, this 1970s building stood in stark contrast to its urban fabric, not only for its height but also for its architectural language; it was perceived as an almost alien presence within the city. Converting the vacant office tower into a residential building offered the opportunity for a retrospective integration, and, in a sense, for urban healing. In this context, adaptive reuse has an impact that extends far beyond the immediate construction task. The conversion not only preserves the embodied energy in the existing structure but also avoids the CO₂ emissions that a new building would have generated. The typology of the high-rise itself represents a forward-looking solution for a dense city with a high proportion of green space. The decision to retain the building's substance and bring it to life with apartments gives it a new face. Its original DNA remains legible, yet its impact has been fundamentally reinterpreted.</p>]]>
