        <![CDATA[<p><em><strong>How to Make New Relationship - </strong></em>WAVE(dot wave) is located in a residential area with densely populated multi-family and multi-household housings. It is larger than the surrounding areas, allowing a larger volume of construction in the town with densely populated small-scale apartment houses. The building owner wanted to secure the maximum permissible floor area ratio and requested a building with a neighborhood living facility and residential facility ratio of 51:49% with a 0% vacancy rate—vacant space. Planning a maximum volume in the area larger than the surrounding means adding extraordinary scale to the existing city and adding another concentration to the already populated city. In response, WAVE created a “gap” in harmony with the existing city scale and used the view of the gap to make a new relationship with neighbors.    </p>]]>

While one’s senses are challenged in the shopping sections below, the top floor offers a space to rest. The minimalist “Glass House Garden Room” offers a place of tranquillity for shoppers and visitors. It serves as the entrance floor to the surrounding residential towers and can play host to events and exhibitions. The space is visually broken up by islands of green plants that are embedded in the floor. A swarm of plant-friendly LED lights is placed above each island, which is intended to promote both human and plant well-being. </p>]]>

        <![CDATA[<p>The bracing house is a multiplex house for earnings from leasing that can be easily seen in any general residential area in Seoul, but it was our intention to make it different looking to the typical multiplex house. A fundamental change is not easy due to the inherent limit of the profitable lease building that has to guarantee the maximum floor area ratio, the bracing house, by installing a pseudo-wall, shows us a definitely different look compared to the typical multiplex house that adapts to the diagonal line limitations of the setback regulation.</p>]]>
