This is a plot between party walls, 3.5 meters wide and 35 meters long, with a buildable depth of 22 meters, a generous depth that becomes an opportunity for the project. From the existing construction, which consists of a ground floor, mezzanine, first floor, and attic, we retain only the street facade, some strategic slabs, and the load-bearing party walls. We dismantle and restore the elements we keep to highlight the quality and texture of their materials, which will help give identity to the home.

The project arose from the combined requests expressed by the clients regarding its program and the characteristics of the urban environment in which the project is located, with the added conditioning factors of being a plot between party walls built on one side only, and with a tight initial budget. In relation to the programmatic needs, the users are a couple with two daughters. With this condition, and also adding the clients’ demand for multi-purpose spaces in the house, the required living area is pre-dimensioned: the result is well below the maximum permitted built area (approximately 150 m2 required < 270 m2 possible by regulations, excluding the attic).

The entrance is situated in front of this axis, with its sports courts to the right, close to the neighboring school, and the spaces for public use to the left. A double porch leads either to the outdoor space interrelating all the buildings or directly to the school building which is laid out in a comb shape, with the classrooms occupying the “teeth”, joined by service spaces arranged on the street side and classrooms overlooking the playground area.

The new Sant Francesc Boulevard brings the vineyards landscape of the Penedès region into the heart of Vilafranca and improves the versatility of this central space, scenery of many important urban events. The Sant Francesc Boulevard is the most important civic space in the center of the town. Due to its proportion it could be considered more a lounge than a boulevard. During the years it has been the collector of many important events in town (fairs, markets, concerts,…).
