In a property located in one of the many hills of the city of Tijuana, originally planned for single-family housing, a three-unit horizontal condominium complex was proposed with the intention of increasing the density of the area and giving young people the possibility of acquiring a home in this central neighbourhood. After clarifying the feasibility of re-densifying the lot, and maintaining a low sale cost, the biggest challenge was to achieve natural lighting and cross ventilation in each apartment, since each of them would be only 5 meters wide, but 18 meters deep. To achieve this, the project was resolved mainly in section, playing with changes in heights, which allow openings at different levels, which ventilate and illuminate the houses on an East-West axis.

This single-family residence is located on top of a hill in a residential area in Tijuana, Baja California, Mexico. The 989 square meter plot was previously occupied by a house that suffered severe structural damage making it impossible to rescue; however, some of the construction materials were salvaged and donated for reuse and recycling. The architectural arrangement was conceived taking two needs in consideration; first, to create a footprint able to accommodate a south facing garden and a central patio, and second to provide a fully functional ground level to accommodate user's needs as they age.

The park was a small acknowledgement of the effect of border politics on human lives; all the same, border politics made a dramatic comeback in 2009, when the US created a second fence, severely limiting access to the park. Eight kilometers (5 miles) to the East, pedestrians wishing to cross the border are funneled alongside twenty lanes of traffic, over a bridge with high fences on either side.

On a site where we are designing 11 single family homes, HDJ86 is one of the first ones to be finished. Built in Tijuana, we have taken advantage of the increidible construction craft that is available, in which construction workers have worked in both the USA and Mexico, so they can perfectly execute construction techniques used in both countries.

Located in a residential neighborhood composed by large single family houses in the city of Tijuana, we did an exercise of densification. Inserting a multifamily project that contains four units on a site intended for one single family home. The challenge was how to achieve this, without breaking the scale of the context, something that would blend in based on size, but break with the existing typologies of the surrounding sites.
