Positioning the land - Located in Nishinomiya City, Hyogo Prefecture, the surroundings along the Shukugawa River are quiet, with abundant nature and a long-established residential area. Due to the high value of land and the relatively high unit price per tsubo, there are many areas where land is densely subdivided into smaller lots. The site was a compact, flagpole-shaped lot surrounded on all sides by two-story neighboring houses. These conditions were by no means good.

The site is located in a quiet residential area in Nishinomiya City, Hyogo Prefecture. The client wanted a strong framework of concrete as a symbol of space, and at the same time, a house that could accommodate the growth of children and changes in lifestyle. The reinforced concrete wall structure is used for the main walls on the perimeter, while the one-room indoor space is connected by an atrium. The structural walls are reduced as much as possible, and fittings are used as partition walls between the private rooms. The themes of this house are constancy and variability, inconvenience, and freedom.

At the time of construction, the street that this lot sits on was only about two meters wide, and the street leading there was narrow as well, making transportation of construction materials difficult. Because the street had a lived-in feeling from the neighboring houses, we envisioned it as an extended approach to the house we were building.

The phrase “tiny home” or “tiny lot” tends to bring to mind properties with narrow frontages. In the densely developed districts of Osaka, this type of long, narrow property is common, and houses are often built so close together a person can’t even fit between them. However, in Osaka, building coverage area (BCA) and floor-area ratio (FAR) regulations are lenient, allowing for a relatively large percentage of a given property to be built up. By contrast, in the Shukugawa district of Nishinomiya, Hyogo Prefecture (just west of Osaka), BCA is limited to 40 percent and FAR to 100 percent; height is also restricted.
