The Holiday Inn Miraflores is located on the corner of Ricardo Palma Ave. and Alfonso Ugarte St., with the particular condition of not having the small plot on the corner itself. Every time we design a building, we are aware that it will be a part of the city and therefore, we start from its urban conditions, seeking to allow an intense and positive building-city relation.

CNA’s Restaurant-Viewpoint and Bar / MdA Arquitectura

The project centered around the remodeling of Ancon’s Nautical Casino’s viewpoint (CNA for its initials in Spanish). The Nautical Casino is a yacht club over 100 years old, which over time has maintained its identity as well as generations of associated families.

The horizontal extension of the intermediate depression of the Chilean field, is usually interrupted by rows of trees that limit plots, between these polygons long uniform lines of crops are distinguished, occasionally changing direction. Verdea is a building that takes care of the interior climate, through architectural design in a project that takes solar exposure into account when planning the orientation and distribution of the windows and glass doors, in order to get ample natural light and comfortable interior temperatures for all of the spaces.

The project is located in an area of recent urban transformation in Lima, the neighborhood of Santa Cruz. Old mechanical workshops are turning into a new commercial area of bars, offices and housing. The elongated site houses a vertical void (botanical garden) with a semi-urban character. Its boundaries impose a regular line in a discontinuous environment trying to use geometry to shape the city.

“Maestro Tzu” is strategically located in Larcomar, one of the most visited shopping centers in Lima. The brands’ first establishment is a space designed to emulate the feelings Chinese food evokes; warmth, mysticism and coziness are feelings meant to enclose a personal experience when visiting the restaurant. Spatial configuration and location within the mall were complex challenges whilst at the same time resulted interesting for the project.

Located in the district of Miraflores in Lima, Peru, the project is a building with 7 apartments, with one apartment per level. The rectangular site has an area of 560 m2 overlooking one of the characteristic Miraflores urban parks. The project is 1.50 m above street level and setback two meters from the street, this results in a much broader sidewalk, more subtle to the city. 6 apartments approximately 340 m2 and an additional penthouse about 540 m2 are designed.

The strategy consists of integrating the different 'lifetimes' of the building creating a new unit: the project arises from the analysis of the design strategies used by previous architects to propose an extension that relates to the building without imitating it, keeping the prominence of the original version.

A 1600m2 lot in Miraflores was subdivided. The intervened lot is 800m2. It required a new main entrance with parking and a kitchen / laundry. The existing lot consisted of a large garden with trees, a swimming pool with a terrace and a timber frame bungalow with living room, bedroom and bathroom. The new kitchen is located where there was an old warehouse with no roof. The walls and the existing tree were taken as guidelines for the planning of the new kitchen.

The project emerges within its context, as the neighborhood is one of the central and traditional districts of the city of Lima, and is currently undergoing an intense densification process.
