In partnership with the Chinatown Community Development Center and designed by David Baker Architects, FIVE 88 is San Francisco's largest affordable housing development in decades. Located in the new Mission Bay Development South of downtown San Francisco adjacent to the Historic Shipyards and new UCSF Medical Center, this 200-unit affordable, mixed-use, transit-oriented development with 10,000 square feet of retail is located two blocks from the Muni Third Street Mission Rock Light Rail Station. The building wraps around a large communal open space for gathering and relaxing featuring a community pavilion with space and amenities for residents to gather, relax and cook.

EnFold Façade, a sub-division of BŌK Modern has a signature Corten Steel material, that utilizes patented ‘easy-install’ rainscreens reminiscent of the rusting hull of a ship inspired by the neighboring shipyards. In addition to these products, guardrails and sunshades with an anodized aluminum finish in the same pattern added a signature beauty to unify the building identity, elevating depth and perplexity for the previously simple facade. BŌK Modern’s EnFold Façade sunshade panels were attached directly to the rainscreens, elevating shadow and depth while strategically-placed perforations allowed unit-venting to be concealed behind the panels.

EnFold Facade’s application consisted of wood framing at roof level, projected 2” further out then the subsequent levels, mounting to the building type. This made the façade challenging as the architect was particular about holding the 8” gap. The team conquered perfection and overcame this gap with sunshade cladding, creating a resulting detail customized to the shade of the panels.

The elegant design is reminiscent of a “wabi-sabi” transitional living building, the added biophilia of FIVE 88 is heightened by vegetation thriving through the building’s perforations. EnFold’s saturated and ethereal materiality of the panels, and integrated brackets score simplicity and beauty through difficult conditions and shielding less-elegant structural requirements such as vents through visually striking solutions.

Product System Used

  • Rainscreen
    EnFold Façade’s patented rainscreen system is unique to the façade market. As a structurally-integrated metal panel system, rainscreens are non-flammable, solid-sheet metal, single skin panels, in contrary to composites. The panels can be solid, base-reliefs, or custom laser-cut to specifications in aluminum or weathering steel, and custom-formed through EnFold Façade’s offerings of 3-dimensional configurations. Finishes include Kynar, powder coating, anodized aluminum, and rusted surface (Cor-ten) steel.
  • Sunshades
    Sunshades come with BŌK Modern’s exclusive nail-on fins for clean installation or custom bracket for larger, dramatic, sun protection effects. Shadows cast from the sunshades add depth and animation as the resulting pattern of your façade.
  • Balcony Guardrails
    Guardrails are unitized structural panels that require no additional posts. This BŌK Modern original product reinvented guardrails with laser-cut panels.
