The design of a resort in Lago do Manso, by ABA, arises within the role of private investments for the 2014 World Cup in the region of Mato Grosso. The need for the creation of hotels with quality and dimension to host this event, as well as the potential that the Lago do Manso and the Pantanal region have in terms of tourism, spurred the creation of this venture. The concept proposal that we developed, aimed at two main goals: preserving the landscape assets and creating a structure capable to respond to everyone’s big expectations. The project area extends over 200ha and will host a comprehensive program, containing among other things, a hotel with a capacity of 600 beds, conference hall, spa, water park, 18-hole golf course, marina, private airport with a 1000m paved runway, hangar, heliport, horse riding school and a residential condominium with 150 houses.

The intervention strategy begins with the creation of primary and secondary road structures, and the implementation of new landmarks like the bog scale central square. Thus, the program is tied to the vast plot of land in a coherent and functional process. The distribution of the brief follows a series of relationships, both mandatory and caused, in order to explore the potential of each one and absorb all the value that the unique landscape provides.

Thus, the project focuses on the landscape and takes advantage of the terrain morphology, structured to develop on the several levels. Located on the first level is the hotel, marina, and part of the condominium, in close proximity to the lake. Along the intervention are created observation platforms and external lounge areas, with a clear relationship with the landscape, in order to increase the site experience. At higher levels, the remaining program is developed, and the residential condominium extends through the site parallel to the golf course, increasing the quality in areas where the landscape has a lower value.

This concept proposal reveals above all a big concern with a correct implementation of an intervention with a high environmental impact, and with the legacy, an impact of such intervention on a place with great scenic and environmental value.

Motivated by these principles, various strategies are set, common to most of the cores of buildings in order to mitigate that impact. One of these strategies is the settlement of most buildings on stilts, in order to reduce the impermeability coefficient of the soil and keep the visual permeability at this level. There are also gaps created through the buildings and enriched with gardens, which promotes a bigger visual permeability along the several levels.

Also important in this proposal are the different strategies of sustainability, both in the masterplan and buildings. They give a key contribution to reduce the environmental impact of new development. All buildings have green roofs, which are sometimes used as leisure areas. This allows an average reduction of the temperature, about 4ºC in the interior of the building, option that has a great impact in the use of resources and reducing the energy use all over the complex. Another relevant aspect is the orientation of the proposal for the leisure and contact with nature. There are several recreational areas, with different configurations that allow greater exploitation of the capabilities offered by the program.

For example, the marina receives multiple spaces such as a restaurant, bars, navigation school and lounge areas, developed in several layouts. These options, give great flexibility to the resort in its management and profit generation, but at the same time, provide to its users a unique and sophisticated place to relax, far from the city.

This is a vast and complex intervention, where we propose logical and functional relations in order to establish a well structured resort, which tries to conceal the large masses of intervention using clear technical options, avoiding a major impact in its surroundings, but yet representing a new cycle and creating a new landmark in the region.
